·         The unlicensed or unqualified practice of real estate activity

·         Violation of Real Estate Regulatory Authority (RERA) laws

·         Obstruction of RERA employees and their work

Other property violations you may encounter are unfair rent increases, delayed property handovers, and construction disputes.

What happens when Dubai property law is violated?

Naturally, with legal violations come legal repercussions. The punishments vary depending on the gravity of the offence; however, imprisonment or fines are the most common penalties.

For instance, anyone who enters private property in the UAE without authorisation may be fined up to Dh5,000. Moreover, they may also face a maximum of one year in jail.

Meanwhile, real estate companies that violate Law No. (8) for 2007 face much harsher consequences. In the past, the RERA has imposed a Dh50,000 fine on an organisation that has committed violations related to escrow accounts and permits of real estate advertisements.

Another example is the destruction of property, which carries a fine of up to Dh10,000 or imprisonment of five years.
